Customer Service Associate – English/Bilingual

Responsibilities:
Primary Responsibilities:

Ensures and monitors that the inbound task listed below is processed based on the prescribed service level agreement (SLA).

Inbound calls Description:
The service coordinator will receive calls from the Vendor requesting for information regarding a work order or requesting for an NTE increase. He/she will also be receiving calls from DMS/ROMs for the creation of new PSFT work orders and request for information on existing work orders.

SLA: Adherence to the prescribed Call Quality Guidelines and Average Handling Time (AHT).

Other Duties:

1. Ensures and monitors that all customers’ KPIs are met.
2.  Supports zealously all agreed upon global initiatives.
3. Supports/complies with all GWK KPIs.
4. Provides input / suggestions for the continuing improvement in GWK CCCC SBU business processes.
5. Attends team meetings.
6. Submits required reports on or before deadlines.
7. Upholds/complies with all GWK policies/procedures.
8. Serves as role model for all GWK staff.

Requirements:

1. Excellent communication skills in the following language(s):  English with Portuguese or Spanish or French both verbal and written.
2. Solid, working experience in customer service, preferably 1 year and above
3.
Possesses high level of integrity, maturity and professionalism.
4.
Excellent interpersonal and customer-focus skills.
5.
Adept in working with various toolsets/software applications
6.
Dynamic, creative and open minded to changes.
7.
Computer literate
8.
Willing to work on a shifting schedule, holidays and weekends

Senior AP Specialist
(National Capital Reg – 40th Floor GT Tower International, Ayala Avenue, Makati City)

Responsibilities:

Primary Responsibilities:

1. Lease Abstraction and inputting of abstracts to database
2. Monitor and review lease expiration and provide updates on a timely manner
3. Update and manage property information associated with processing rents, including payee/vendor information, allocation information, contacts, etc
4. Work closely with clients & brokers to ensure/confirm data integrity
5. Process, manually and electronically, all lease payment forms and other related lease expenditures including base rent increases, CPI adjustments, taxes, utility and miscellaneous bills and Cross-reference all additional charges against stated lease provisions
6. Complete desktop audits after receipt of annual reconciliation statements and process all true-up payments
7. Coordinate with the client to resolve all bill payment issues with landlords/tenants and client’s accounting department
8. Portfolio analysis and Reporting
9. Secure Certificates Of Insurance and any other lease compliance requirement
10. Processing of all Estoppel Certificates and Non- Disturbance , Subordination and Attornment Agreements
11. Process improvement recommendation

Other Responsibilities:

1. Facilitate or actively participate on meetings/conference calls with local/global contacts
2. Perform other functions that may be assigned from time to time ( support to other accounts as needed , special projects )

Requirements:

1. Minimum 3-5 yrs work experience
2. High attention to Details
3. Preferably a CPA or had Finance/ Real estate discipline or background
4. Competency on using MS Office Tools
5. Confident and able to communicate well with people of different cultural background and nationality both written and oral.
6. Willing to be assigned night shift:  8pm to 5am
